This guide sets out what the official figures show about house prices in the City of Kingston upon Hull in 2026. Every figure below comes from HM Land Registry's UK House Price Index, and the reference month is stated alongside it. The most recent release, published on 16 September 2026, covers July 2026.

Average prices in Hull

The average price of a home in Hull was £135,511 in July 2026. That is 5.9% higher than a year earlier, when the average stood at £128,000, and 1.1% higher than in June 2026 (HM Land Registry, UK House Price Index, July 2026).

For context, the average across Yorkshire and The Humber was £209,116, up 3.0% over the year, and the average for England was £293,479, up 1.1% (HM Land Registry, UK House Price Index, July 2026). Prices in Hull therefore remain well below the regional and national averages, while annual growth in the city has been stronger than both.

Prices by property type

Average prices and annual change by property type in Hull, July 2026 (HM Land Registry, UK House Price Index, July 2026):

  • Detached: £244,305, up 5.0%
  • Semi detached: £159,295, up 6.1%
  • Terraced: £125,272, up 6.4%
  • Flats and maisonettes: £78,654, up 1.8%

Terraced and semi detached houses recorded the strongest annual growth. Flats rose more modestly. Many flats are leasehold, and the terms of the lease, including its remaining length, ground rent and service charges, can have a significant effect on value and on how easily a flat can be mortgaged or sold.

First-time buyers and home movers

The average price paid by first-time buyers in Hull was £127,859 in July 2026, up 6.1% on a year earlier. Former owner-occupiers, that is buyers moving on from a home they already owned, paid an average of £152,502, up 5.5% (HM Land Registry, UK House Price Index, July 2026).

Under the Stamp Duty Land Tax rates in force since April 2025, first-time buyers pay no Stamp Duty on a home costing up to £300,000, provided the price is not more than £500,000 and the other conditions are met. A first-time buyer purchasing at the Hull average would therefore pay no Stamp Duty. For other buyers the nil rate band is £125,000, with 2% payable on the portion from £125,001 to £250,000. On a purchase at the former owner-occupier average of £152,502, that works out at £550 (GOV.UK, Stamp Duty Land Tax residential rates). Our guide to Stamp Duty and legal costs explains the rules in more detail.

Cash and mortgage buyers, and sales volumes

In July 2026 the average price paid by cash buyers in Hull was £127,255, compared with £137,867 for buyers using a mortgage (HM Land Registry, UK House Price Index, July 2026).

The most recent month for which the index reports sales volumes is May 2026, when 151 sales were recorded in Hull (HM Land Registry, UK House Price Index, May 2026). Volume figures for recent months are provisional. HM Land Registry revises them as later registrations are processed, and they usually rise, so we do not compare them with earlier years here.

What this means for buyers and sellers

The figures describe a city where prices are rising steadily from a relatively low base. Averages, however, cover a wide range of homes and streets. Our separate guide to house prices in Hull by area shows how prices vary between postcode districts.

For buyers, the practical points are the same in any market: obtain a mortgage agreement in principle before making an offer, budget for Stamp Duty where it applies, and allow for searches and a survey. Where the property is a leasehold flat, the lease should be reviewed early, as a short lease or onerous terms can delay a purchase or affect a lender's decision.

For sellers, having title documents, planning and building regulation paperwork, guarantees and, for leasehold homes, the management information ready at the outset helps to keep a sale moving once a buyer is found.
