Average figures for a whole city can hide large differences between neighbourhoods. This guide uses HM Land Registry Price Paid Data, which records the price of individual residential sales registered in England and Wales, to show the median sale price and number of sales in each Hull postcode district from HU1 to HU17 during 2026.
About the data
The figures cover standard residential sales (Price Paid Data category A) with completion dates from 5 January 2026 to 28 August 2026, taken from the 2026 file last updated by HM Land Registry on 28 September 2026. Category B transactions, which include repossessions, buy to let purchases identifiable from a mortgage and transfers to companies or other non-private buyers, are excluded.
Three points should be kept in mind:
- Sales appear in the data only once they are registered, which can take several weeks or months. Recent months are therefore under represented, and the counts will rise as later registrations are added.
- The median is the middle price when all sales are ranked. It is not mix adjusted, so a district where more detached houses happened to sell will show a higher median. It is not directly comparable with the average prices in the UK House Price Index.
- Where a district recorded fewer than five sales of a property type, we have not shown a median for that type, as it would not be meaningful.

Taken together, districts HU1 to HU9 recorded 1,360 sales with a median price of £140,000. HU1 and HU2, the city centre districts, recorded only 16 and 11 sales respectively, mostly flats, so their medians rest on very small numbers. HU5 recorded the largest number of sales among the city districts, 306, most of them terraced houses. Note that parts of HU4, HU5, HU6 and HU7 fall within East Riding of Yorkshire rather than the city council area (HM Land Registry, Price Paid Data, completions January to August 2026).
East Riding districts HU10 to HU17
Districts HU10 to HU17 lie mainly within East Riding of Yorkshire, although a small number of HU11 sales fall within the city boundary. Median price and number of sales, January to August 2026 (HM Land Registry, Price Paid Data, completions January to August 2026):

| HU17 | 347 | £245,000 | £350,000 | £235,000 | £185,000 | £144,250 |
HU14 recorded the highest median of any district in this guide, £321,250, although from a relatively small number of sales (60), around half of them detached houses. HU17 recorded the most sales, 347, with a median of £245,000 (HM Land Registry, Price Paid Data, completions January to August 2026).
Using these figures
Postcode medians give a useful sense of how prices vary across Hull and its surrounding area, but they are not a valuation. The price of an individual home depends on its size, condition, tenure and location within a district. Buyers and sellers should rely on a valuation or survey and on comparable recent sales of similar properties.
