What is conveyancing?
Conveyancing is the legal work involved in transferring the ownership of land or property from one person to another. For a buyer, it means investigating the title, carrying out searches and dealing with the lender. For a seller, it means preparing the contract, answering the buyer's enquiries and repaying any mortgage. We keep you informed at each stage.
Why conveyancing matters
Careful conveyancing protects buyers and sellers alike. Our investigations are designed to bring to light matters such as defects in the title, rights of way, restrictive covenants, planning issues or charges secured on the property before you are committed. We report what we have found and what it means for you, so that you can decide whether to proceed.

Key stages and timescales
Instruction
We take the details of your transaction, carry out the identity checks the law requires and confirm our fees and the expected timetable in writing.
Searches and title checks
On a purchase we order the local authority, drainage and water, and environmental searches, together with any others the property needs, and examine the title at HM Land Registry. These identify matters such as planning issues or flood risk before you commit.
Reviewing the contract
We review the draft contract and the seller's replies to our enquiries, and negotiate amendments where necessary to protect your position.
Your mortgage
If you are buying with a mortgage, we usually act for your lender as well. We check the mortgage offer and its conditions, report to the lender and request the funds in time for completion.
Exchange of contracts
Once you are ready to proceed, contracts are exchanged and the transaction becomes legally binding. The buyer pays a deposit and the completion date is fixed.
Completion
On completion the balance of the price is paid, the seller's mortgage is repaid and the keys are released.
After completion
We submit the Stamp Duty Land Tax return and pay any tax due within the 14-day deadline, then register the new ownership and any mortgage at HM Land Registry.
