Commercial Lease Solicitors
Leases for landlords and business tenants

A commercial lease sets the terms of a business relationship that can last many years, so it pays to get it right at the outset. Brewer Wallace Solicitors advises both landlords and tenants across East Yorkshire on new leases, renewals, assignments and underlettings, from our offices in Hull, Bridlington and Hornsea.
Getting the terms right
We advise on the terms that matter most in a lease: the length of the term, rent and rent reviews, who is responsible for repairs and insurance, restrictions on use, alterations, and whether the lease can be assigned or sublet. Small differences in wording can have a large effect over the life of a lease, so we make sure you understand what you are agreeing to.
Renewals and security of tenure
Many business tenancies carry security of tenure under the Landlord and Tenant Act 1954, giving the tenant a right to renew when the lease ends, unless that right has been properly excluded. We advise landlords and tenants on whether the Act applies, on the correct notices, and on negotiating a renewal or a surrender.

From our specialistA lease commits your business for years, so you want advice that weighs the commercial reality as well as the legal terms. That is the perspective we bring to every lease we review.”
