- Freehold vs. Leasehold: Leasehold properties typically require additional legal work.
- Mortgage or Cash Purchase: Mortgage-related legal work may affect fees.

Questions about conveyancing fees
How much is the legal fee for buying a house?
Our legal fee for a freehold purchase starts from £900 + VAT, and for a sale from £895 + VAT. A leasehold or new build property adds £250 + VAT. The calculator shows the figure for your property.
Does the quote include search costs?
Yes. Search fees are disbursements paid to the search providers, and they are listed separately in your quote alongside our legal fee.
Is the quote fixed?
We confirm a fixed legal fee in writing before we start. It changes only if the work proves materially different from what we were told, and we will tell you before doing any additional work.
