This guide sets out what official HM Land Registry data shows about house prices in Hornsea in 2026. It uses Price Paid Data for the HU18 postcode district, which records individual sales, and the UK House Price Index for East Riding of Yorkshire, the smallest area for which the index is published that includes Hornsea.
Sale prices in Hornsea
Between 5 January and 28 August 2026, HM Land Registry recorded 84 standard residential sales in the HU18 postcode district, with a median price of £198,975 (HM Land Registry, Price Paid Data, completions January to August 2026). By property type:
- Detached: 35 sales, median £285,000
- Semi detached: 23 sales, median £175,000
- Terraced: 22 sales, median £156,000
- Flats: 4 sales, too few to give a meaningful median
Detached houses made up the largest share of sales. As Hornsea is a small market, these figures rest on a modest number of transactions, and a handful of higher or lower priced sales can move the median noticeably. The median is not adjusted for the mix of homes sold, and because sales take time to be registered, recent months are under represented.
The wider East Riding picture
Across East Riding of Yorkshire the average price was £220,408 in July 2026, 1.6% higher than a year earlier and broadly unchanged on June (HM Land Registry, UK House Price Index, July 2026). By type, detached homes averaged £336,066 (up 1.3%), semi detached £213,153 (up 2.2%), terraced £170,179 (up 1.9%) and flats £102,025 (down 2.0%) (HM Land Registry, UK House Price Index, July 2026).
First-time buyers in East Riding paid an average of £183,735, up 1.8% over the year, and former owner-occupiers £255,376, up 1.4% (HM Land Registry, UK House Price Index, July 2026). First-time buyers pay no Stamp Duty on homes up to £300,000, provided the price does not exceed £500,000 (GOV.UK, Stamp Duty Land Tax residential rates). See our guide to Stamp Duty and legal costs for more detail.
For those considering letting, the average private rent in East Riding of Yorkshire was £724 a month in August 2026, up 4.6% on a year earlier (ONS, Price Index of Private Rents, August 2026).
Buying on the coast
The usual conveyancing searches apply in Hornsea as anywhere else, but a coastal location raises some additional points. Properties near the cliffs should have coastal erosion risk checked before exchange, as the Holderness coast is one of the most rapidly eroding coastlines in Europe (British Geological Survey, 2020). Environmental and flood searches, the seller's property information and the buyer's insurer and lender will all be relevant, and any concerns should be resolved before contracts are exchanged.
Leasehold and holiday homes
Where a flat or other property is leasehold, the lease should be reviewed for its remaining term, ground rent, service charges and any restrictions on letting. Buyers intending to use a property as a holiday let should also check the title, any lease and any planning conditions for restrictions on use, and take tax advice, as the special tax treatment of furnished holiday lettings ended in April 2025 (GOV.UK).
