Fixed-fee conveyancing for selling your home

To help you choose a solicitor, the SRA requires us to publish clear price and service information. Below are our fees for selling your home, the disbursements you pay to third parties, whether VAT applies, the key stages of the work, typical timescales, and who will do the work. Our legal fees
We charge a fixed legal fee for a sale, based on the price of the property. The fee is confirmed in writing before any work begins and will only change if the work turns out to be materially different from what we were told, in which case we will tell you before doing any additional work.

The conveyancing process, step by step
- Instruction and ID checks. We open the file, run the required anti-money-laundering and identification checks, and send our client care pack with the full fee breakdown.
Typical timescale: within the first week of your instructions. - Contract pack. We obtain your title documents and prepare the contract pack (and, for leasehold, request the management pack), then send it to the buyer's solicitor.
Typical timescale: one to two weeks once we have your completed property forms. For a leasehold property the management pack can take two to six weeks. - Enquiries. We answer the buyer's enquiries on the record and deal with anything raised.
Typical timescale: two to six weeks, depending on the buyer's searches and mortgage. - Exchange of contracts. A completion date is agreed and both parties become legally committed.
Typical timescale: when everyone in the chain is ready, often eight to ten weeks from instruction. - Completion. We complete the sale, redeem your existing mortgage, and account to you for the proceeds.
Typical timescale: usually one to four weeks after exchange, on the agreed date.
What is not included
Our fee assumes a standard transaction with no unforeseen complications. We will agree a separate fee, and tell you before doing the work, for additional matters, for example a defective title, a statutory declaration or indemnity policy, the redemption of a Help to Buy equity loan, or dealing with a missing consent or certificate the buyer requires. Our fee does not include financial advice or tax advice, including on Capital Gains Tax.
Typical timescales
Most residential sales take around eight to twelve weeks from instruction to completion. The overall timeline depends on the chain, the buyer's searches and mortgage, and anything raised in the buyer's enquiries; leasehold sales and long chains can take longer. We give you a realistic estimate at the outset and keep you updated at each stage.
