Remortgage: Our Fees
Fixed-fee legal work for remortgaging your home

To help you choose a solicitor, the SRA requires us to publish clear price and service information. Below are our fees for remortgaging your home, the disbursements you pay to third parties, whether VAT applies, the key stages of the work, typical timescales, and who will do the work. For a fixed-fee quote tailored to your property, call 01482 228808.
Our legal fees
Our legal fee for a remortgage is from £530 + VAT. A transfer of equity (adding or removing someone from the title) is from £600 + VAT. We give you a written fixed-fee quote before we start.
All our legal fees are subject to VAT at 20%. VAT also applies to some disbursements, such as the bank transfer fee. Government and Land Registry charges are not subject to VAT.
Disbursements
Disbursements are costs payable to third parties, which we collect from you as part of your transaction:
- Search pack or search indemnity policy, depending on what your lender requires: a search indemnity policy typically costs around £20, and a full search pack, where your lender requires one, costs £182.86
- Land Registry registration fee: charged by HM Land Registry on a scale
- Bank transfer fee (CHAPS): £40 + VAT per transfer
The conveyancing process, step by step
- Instruction and ID checks. We open the file, run the required checks, and receive your mortgage offer.
Typical timescale: within the first week of your instructions. - Title and searches. We check the title and carry out the searches (or a search indemnity) your lender requires.
Typical timescale: one to three weeks. - Report and signing. We report to you and obtain your signed mortgage deed.
Typical timescale: about a week. - Completion and registration. We redeem your existing mortgage, complete the new one, and register it at HM Land Registry.
Typical timescale: on the date agreed with your lender, usually four to eight weeks from instruction. Registration at HM Land Registry follows completion.
What is not included
Our fee assumes a standard transaction with no unforeseen complications. We will agree a separate fee, and tell you before doing the work, for additional matters, for example a leasehold property (add £250 + VAT), the redemption of a Help to Buy equity loan, a defective title, a statutory declaration or indemnity policy, or resolving problems revealed by the searches. Our fee does not include mortgage or financial advice, or tax advice. On a transfer of equity, Stamp Duty Land Tax may be payable where a share of the mortgage is taken on, and we will tell you if it applies.
Typical timescales
Most remortgages complete within four to eight weeks of our receiving your instructions and the mortgage offer. The timing depends on your lender, any searches it requires, and the redemption figure from your existing lender. We give you a realistic estimate at the outset and keep you updated.
