This guide sets out what official HM Land Registry data shows about house prices in Bridlington in 2026. It draws on two sources: Price Paid Data, which records individual sales in the YO15 and YO16 postcode districts, and the UK House Price Index for East Riding of Yorkshire, which is the smallest area for which the index is published that includes Bridlington.
Sale prices in Bridlington
Between 5 January and 28 August 2026, HM Land Registry recorded 293 standard residential sales across the YO15 and YO16 postcode districts, with a median price of £179,950 (HM Land Registry, Price Paid Data, completions January to August 2026).
- YO15: 93 sales, median £200,000. The district includes the northern part of Bridlington and villages such as Flamborough, Sewerby and Bempton.
- YO16: 200 sales, median £170,000.
By property type, across both districts combined (HM Land Registry, Price Paid Data, completions January to August 2026):
- Detached: 82 sales, median £265,000
- Semi detached: 117 sales, median £175,000
- Terraced: 58 sales, median £162,500
- Flats: 36 sales, median £85,000
These are medians of individual sales and are not adjusted for the mix of homes sold. Because sales take time to be registered, the most recent months are under represented and the counts will rise as further registrations are added.
The wider East Riding picture
Across East Riding of Yorkshire, the average price was £220,408 in July 2026, up 1.6% on a year earlier and broadly unchanged on June (HM Land Registry, UK House Price Index, July 2026). Average prices by type were £336,066 for detached homes, £213,153 for semi detached, £170,179 for terraced and £102,025 for flats, with flat prices 2.0% lower than a year earlier (HM Land Registry, UK House Price Index, July 2026).
First-time buyers in East Riding paid an average of £183,735 in July 2026, up 1.8% over the year, while former owner-occupiers paid an average of £255,376 (HM Land Registry, UK House Price Index, July 2026). A first-time buyer purchasing at the East Riding average would pay no Stamp Duty, as first-time buyer relief applies up to £300,000 on homes costing no more than £500,000 (GOV.UK, Stamp Duty Land Tax residential rates).
Holiday lets
Anyone buying a property to use as a holiday let should check that it can lawfully be used that way. Title deeds may contain restrictive covenants limiting use, a lease may prohibit short term letting, and some properties carry planning conditions on occupancy. Mortgage lenders also apply their own conditions to holiday lets. The separate tax treatment of furnished holiday lettings was abolished from April 2025, so income from holiday lets is now taxed in the same way as other property income (GOV.UK, abolition of the furnished holiday lettings tax regime). Tax advice should be taken before buying.
Leasehold flats
Many flats are sold on a leasehold basis. Before committing to a purchase, the lease should be reviewed for its remaining term, ground rent, service charges and any restrictions on letting or alterations, as these affect both value and the availability of a mortgage.
